How Craftsman Roofing solved this building owner's problem

The building owner contacted us after multiple attempts to patch a flat roof that had been leaking into an office space for months. The existing membrane was original to the building, well past its expected lifespan, and had developed cracks, seam separations, and ponding areas that would not drain properly.

Our inspection confirmed that spot repairs were no longer viable. The membrane had become brittle across large sections, and the underlying insulation board was saturated in several areas. We recommended a full tear-off and replacement with a new 60-mil EPDM rubber membrane system.

The crew stripped the old membrane and insulation down to the roof deck, replaced damaged decking sections, and installed new polyiso insulation board for improved thermal performance. The new EPDM membrane was fully adhered with proper seam treatment, and all penetrations -- HVAC curbs, drain pipes, and vents -- received new flashing boots and termination bars.

Edge metal was replaced around the full perimeter to ensure a clean, watertight termination. The project was completed in three working days with minimal disruption to the business operating below. The building owner now has a roof system rated for 20-plus years of service and has not seen a drop of water inside since.
